Manager - Maintenance (Full Time)
SUMMARY: To manage the overall operation of the Maintenance department on a daily basis. Oversees and coordinates all maintenance projects for Margaritaville at Lanier Islands. To insure a positive work environment for employees and a safe, pleasant recreational experience for Guests.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
- Hire and train all maintenance staff members
- Manage the agreed upon expense and labor budget
- Order all necessary equipment and supplies
- Financial responsibilities to include, budgets, P&L, inventory
- Coordinate and schedule work to be performed on all maintenance projects, interface with all other departments on the island as well as Architects, Structural Engineers, Department of Building and Safety, Subcontractors, Suppliers, Fabricators and Material Houses. (Project Team)
- Develop working schedules to be modified as necessary as conditions change during the course of the day-to-day operation of the department.
- Help negotiate and/or generate change orders as required to maintain job progress and integrity.
- Help modify plans and/or specifications, if necessary, adhering to all local building codes and ordinances, should portions of the plans and specifications become unworkable and/or too costly to maintain projected budget as designed.
SUPERVISORY RESPONSIBILITIES
Manages subordinate employees in the Maintenance department. Is responsible for the overall direction, coordination, and evaluation of these employees. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Must be at least 18 years of age with a valid driver’s license and clean MVR for 2 years.
ANALYTICAL SKILLS
Ability to analyze data and make recommendations to the Vice President.
EDUCATION and/or EXPERIENCE
Four years college or university; and or two years’ related experience. Excellent business skills required as well as a strong background in financial responsibilities to include budgets, P&L’s, and inventory.
LANGUAGE SKILLS
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.
REASONING ABILITY
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
